Property values; application for market value appraisals
The district offices and independent cities have their own independent appraisal committees to determine land values. Upon request, they prepare expert opinions on the value of developed or undeveloped land.
Description
An expert committee is formed at each district office and each independent city for the respective area of responsibility. Members are members of public authorities as well as honorary appraisers (e.g. architects). The committee is basically autonomous and independent. The office of the appraisal committee is the district administrative authority (district office or independent city).
Upon request and for a fee, the appraisal committee issues appraisals on the market value of developed and undeveloped properties. Such an expert opinion can also be requested by a private person.
The fair market value (market value) is determined by the price that could be obtained in the ordinary course of business at the time to which the appraisal relates, based on the legal circumstances and actual characteristics, other features and location of the property or other object of the appraisal, without regard to unusual or personal circumstances.
Prerequisites
Any owner or other person entitled to real property may apply for a valuation report.

There are no deadlines or exclusion dates.

Documents for the preparation of the expert opinion
Site plans, approval files, excerpts from the land register, etc. are either obtained by the office of the expert committee itself or requested by the applicant.

Fees
Fees are charged for the preparation of market value appraisals. As a rule, these are based on the value determined in the appraisal. In addition, expenses may be incurred depending on the individual case.

Weiterhin können, sofern vorhanden, auch Immobilienmarktberichte der Gutachterausschüsse erworben werden.

Die Anwendung "Bodenrichtwerte Bayern" stellt Informationen zu Bodenrichtwerten in Bayern über ein Internet-Portal zur Verfügung. Vor dem Hintergrund der amtlichen Karten und Luftbilder werden die Zonen mit einheitlichen Bodenrichtwerten dargestellt. Durch Anklicken sind die vom Gutachterausschuss freigegebenen Informationen abrufbar. Bestellungen für kostenpflichtige amtliche Auskünfte werden direkt an die Gutachterausschüsse bzw. an das Verfahren „BORIS BAYERN“ weitergeleitet.
