Surveying; application for a partition survey or parcel consolidation

In the case of a partition survey, new parcel boundaries are determined. In the case of a parcel consolidation (merger), directly adjoining plots of land or parcels of land are consolidated with the omission of the affected parcel boundaries. They are carried out on the basis of a surveying application.


Partition survey

Partition surveys are surveys in which new parcel boundaries (usually property and ownership boundaries) are established. In a partition survey, the new boundary line is redefined in agreement with the property owners involved and documented in the locality by marking (e.g. with boundary stones). A partition survey is carried out by the responsible state office for digitisation, broadband and surveying on the basis of a survey application.

Approval from the municipality is no longer required for a property division. However, the division of land must not result in conditions that contradict the stipulations of an existing development plan.

Further information on this can be obtained from the municipality in whose area the property to be divided is located.

After the official division survey, the Office for Digitisation, Broadband and Surveying prepares a continuation certificate in which the changes in the real estate cadastre (e.g. location, size and description of the parcels) are documented. This is sent to the notary for the notarisation of the land transaction. The land registry then enters the change of ownership in the land register.

Consolidation of parcels (merger)

If you wish to merge directly adjoining plots of land or parcels of land, you can apply for a merger. If you merge two or more adjoining parcels that are to be merged in advance under land register law, the parcels that are to be merged are marked "no longer exist". The affected parcel boundaries cease to exist and markings that have become meaningless can be removed.

Mergers of cadastral parcels that have arisen in connection with an applied-for partition survey can be applied for free of charge within a period of 2 years.

The Office for Digitisation, Broadband and Surveying prepares a continuation certificate in which the changes in the real estate cadastre (e.g. location, size and description of the parcels) are documented. This is sent to the land registry for registration of the merger.

  • The fees for the surveying and cadastral treatment of building alterations are based on the construction costs, or alternatively on the ordinary construction costs, even if the building alteration does not require a building permit or is exempt from the procedure under building law.

    The fees are assessed per parcel as follows:

    • Building costs up to EUR 25,000: EUR 130
    • Building costs 25,000 to 125,000 EUR: 330 EUR
    • Construction costs 125.000 to 300.000 EUR: 650 EUR
    • Construction costs 300.000 to 500.000 EUR: 990 EUR
    • Construction costs 500.000 to 1 Mio EUR: 1,450 EUR
    • Construction costs 1 Mio to 2,5 Mio EUR: 2,100 EUR
    • Construction costs 2,5 Mio to 5 Mio EUR: EUR 2,850
    • Construction costs 5 Mio to 50 Mio EUR each additional 2.5 Mio EUR or part thereof: 1,400 EUR
    • Construction costs over EUR 50 million per additional EUR 2.5 million or part thereof: additional EUR 950

    In addition, there may be the fees for the field jury to carry out the demarcation as well as the costs for the demarcation material.
